01 / COMPARE ACCURATELY

Two offers.
One clearer conversation.

A lower rate can come with more upfront cost. Use this walkthrough to see what is different—and what to ask before choosing.

LOAN ESTIMATE WALKTHROUGH

Work with the same loan amount, term, and program.

Make the comparison fair.

Use two fixed-rate offers for the same transaction. If the loan amount, term, or program differs, ask for matching estimates first.

Keep the rate lock in view. Confirm each offer’s lock status and expiration date. An unlocked estimate can change with the market.

Illustrative examples only. Default rates and amounts are invented for learning; they are not current rates, an advertisement of available terms, or a loan offer. Mortgage insurance and escrow are excluded from the comparison’s P&I. Review your official Loan Estimates and contact Jake for guidance.

KEEP IN MIND

Cash to close includes more than lender pricing. Check deposits, seller credits, prepaids, and escrow assumptions before treating a smaller total as a better offer.

02 / EXPLORE THE NUMBERS

Change an assumption.
See what changes.

Get a feel for the costs before you make a decision. Try a monthly budget, a purchase cash-to-close estimate, or an upfront-cost tradeoff.

What makes up the monthly cost?

A simple, fully amortizing fixed-rate purchase scenario. Include costs you might pay separately, too.

For education, not a quote. Rates are hypothetical; APR is not calculated. Taxes, insurance, and fees vary. Program-specific upfront fees, financed costs, and adjustable-rate features are not modeled. All loans are subject to credit and underwriting approval.

03 / BREAKING DOWN MORTGAGE JARGON

Without the runaround.

The words come up fast. Find the meaning—and a useful question to ask about your own loan.
